What goes wrong — and what to do.
The breakdowns we see most, the symptoms that give them away, and the smart first move for each.
The symptom: Rumbling and popping, slower hot-water recovery, rising energy use.
Smart move: An annual flush through the drain valve clears it. In hard-water areas, twice a year.
The symptom: Rust-tinted hot water or a rotten-egg smell (sulfur reacting with a bare rod).
Smart move: Replace the rod — a modest part that can double remaining tank life. Past year 5, check it at every service.
The symptom: Constant dripping from the relief pipe or moisture at the valve threads.
Smart move: Have pressure checked and the valve replaced. Never cap or plug a relief valve — it's the safety system.
The symptom: Water pooling under the heater from the tank body (not a fitting).
Smart move: A leaking tank seam is terminal. Shut off water and heat to the unit and plan replacement — same week, not same month.
